estate, we have had to fast track the construction of the next 2
stages.
Construction of stages 4 and 5 is now due for completion by the
middle of August 2006. These stages should then be released to the
market some time in late August.
Consisting of quiet culs-de-sac backing onto our beautiful linear
park, plus a wide range of allotment sizes, these stages are sure
to be a big hit with the astute purchaser. Please contact our sales
office if you would like to register your interest in the upcoming
release.
Habitat Display Homes
Under Construction - July 2006
Habitat Wakerley will feature a number of quality display homes
from builders active in the bayside area. The first of these homes,
constructed by BMW Homes, is already complete and open for inspection.
Another six fantastic homes are also well under-way, consisting
of three double storey and three single storey homes. A further
three more homes will commence construction shortly, giving us a
total of at least 10 display homes.
Display builders include BMW Homes, Monterey Homes, Metricon, GW
Homes, Evermore Homes and Auzland. All the display builders have
embraced the Habitat design theme of ìContemporary Queensland Baysideî.
The majority of the display homes are new designs being built for
the first time. Many of the homes have also been specifically designed
for the Habitat estate.
When completed there will be an array of unique
single and double storey homes to inspect, all suited to the large
allotments at Habitat Wakerley.
Habitat Selected
as Finalist in Awards - July 2006
Habitat
Wakerley in only it's first year on the market has been recognised
by leading industry body the Urban Development Institute of Australia
(UDIA) for the high quality of planning and construction that has
been undertaken by the developer. With the first homes at Habitat
under construction and approaching completion, the estate has been
awarded as a finalist by the UDIA in the Small Residential Subdivision
category.
The award is recognition of the attention to detail given by the
developer in all areas of the estate from the landscaped parks and
walking trails to the entry statement and fencing treatments. Comiskey
Corporation has set the standard for the bayside area, offering
large home-sites in a highly sought after location and delivering
the environment within the estate to match.
As one resident puts it - ìWe are thrilled
for the chance to enjoy fantastic parklands at our front door, with
the beautiful bay only minutes away.î As an endorsement of the recognition
given by the UDIA, when asked why they purchased at Habitat they
stated the main reasons were ìÖgenerous blocks, high quality landscaping
offering the ability to build the home they wanted while respecting
the design guidelines for the estateî.
Habitat First Stages
Complete - January 2006
Construction of the first 3 stages of the Habitat estate is now
complete. These first three stages include our Park Drive, Melaleuca
and Red Gum Releases. Titles for the newly created lots are expected
to be registered in February.
We are very excited about the quality of the completed estate, particularly
the extensive landscaping features. The finished product has exceeded
our expectations and we look forward to families moving in an enjoying
their new community.
Construction of Stages 4 and 5 of the estate will commence some
time in the first half of 2006. Development Approval for Stage 6
has also been obtained, with construction likely to commence late
06 or early 07.
Park & Playground
Open for Fun - January 2006
The Habitat Park, complete with it's playground, BBQ facilities,
walking tracks and open space, is now complete and ready to be enjoyed.
Comiskey Corp has put a lot of time and effort into building a park
that will be the centerpiece of the Habitat community. Being a company
made up of young families, we know what both kids and parents want
in a park. The play equipment and unique landscaping is designed
to challenge and entertain children of all ages.
We believe the Habitat Park will become a destination for families
wanting to get out of the house and enjoy the outdoors. With its
sheltered picnic area and BBQ facilities, the park is the perfect
place for birthday parties or family gatherings.
For residents of Habitat, the park will be like your own extended
back yard. And as future development of the area occurs the park
will only become better, because it is designated to ultimately
increase in size to more than 10 acres ñ that's more than 3 times
the current size.

ëPROMENADE' set to
bring attitude and innovation to the north east
- 15th of January 2004
Award winning Victorian project managers Villawood Properties has
joined forces with dynamic Queensland developers Comiskey Corporation,
to shape a community with a difference in Doreen.
The 300 allotment project, ëPromenade', is located almost 30km north
east of Melbourne and is among the areas first land releases in
such close proximity to the Metropolitan Ring Road (Greensborough
Bypass exit).
The prime 32.12 hectares site is located on Yan Yean Road abutting
Yarrambat Park and will be released over eight stages.
Accented by its many established native eucalyptus trees many of
which will be retained as part of the landscape design, Promenade
will feature terrace and traditional allotments ranging in size
from 447sqm to 1137sqm.
Oliver Hume Real Estate has been appointed marketing agents for
the project. The first stage sales are expected to commence in January
this year with prices starting from $139,000.
Villawood managing director Mr Rory Costelloe said the release was
ì the first of its kind in the region.î
ì It is arguably the closest available land to the urban growth
boundary of Diamond Creek and certainly the closest to the Metropolitan
Ring Road link.î
He said the joint venture was a welcome advantage and the project
located at an impeccable site.
ì The complementary strengths of two young and highly successful
private development groups, both with a strong focus on sustainable
development promises to provide future Promenade residents with
a ecologically friendly and innovative residential community,î Mr
Costelloe said.
Comiskey' Meadowbrok Lakes estate in Queensland has received high
acclaim by the Queensland Urban Development Institution for its
sustainable initiatives and Villawood was last year a finalist in
the Premiers Sustainability Awards for its ëSeasons Green Guide'.
ì This exciting combination of people and skills will ensure Promenade
will reach new heights in quality, sustainable development,î Mr
Costelloe said.
He said Promenade's theme ëThe Art of Living', would also reflect
the regions artistic history and acknowledge the northeast's natural
beauty that continues to attract resident writers and artists to
the community.
ì Artists were originally drawn to the lush beauty of the Australian
landscape surrounding Heidelberg familiar in many of our celebrated
paintings . . . Doreen continues to reflect that same country beauty.
ì The city views are a feature of the estate, accentuated by the
land's topography providing natural vistas across the valley.î
He said the residents of Promenade would also benefit from the areas
many activities including the nearby Yarrambat Golf Course, Horse
and Pony Club, Wineries, Fishing and Archery Clubs.
With three private secondary schools and two primary schools all
within a five-minute drive, Promenade offers excellent educational
opportunities a stone's throw from home.
Comiskey Corporation director Mr Steve Comiskey agreed saying the
region was a valuable lifestyle prospect with its ideal location
along the green corridor of the north.
ì Promenade will provide residents with all the benefits of living
in a rural atmosphere but with all the best public amenity and open
spaces.
ì Doreen itself highlights the best of both country and urban living
with the ring road from the city making it an easy and enjoyable
half hour drive to and from the inner suburbs of Melbourne,î Mr
Comiskey said.
With more than ten years experience Villawood Properties has established
a solid reputation both in Victoria and Queensland. The group is
renowned for quality subdivision projects with numerous projects
completed and underway in Bendigo, western Melbourne, Coastal Victoria
and Bendigo.
Comiskey Corporation is an experienced and highly successful residential
land development company incorporated in 1996.

Queensland community developments including Wimbledon Park, Meadowbrook
Lakes, as well as further estates in Burpengary, Ningi and Morayfield.

Narangba Site
- 21st of October 2003
We're well on the way to having a new subdivision ready out at Narangba.
Only three minutes from Narangba station, and offering lots of 600m2
and upwards, this little gem will continue our commitment to quality
developments in Caboolture Shire.
With 22 evenly-shaped lots, in a well landscaped environment with
underground power, this development will be of a higher quality
than that offered by developers in the surrounding areas.
Continuing our good relationship with Council and our contractors
in the area, we'll make sure this estate, like all our others in
the Caboolture shire will be carefully finished. And quality finishes
means ongoing value for your investment.
We're proud of the work we've done in Caboolture, and you can check
out our estates like Wimbledon Park to see the work we do. Just
look in our projects page.

Bayside Acquisition
- 21st of October 2003
Comiskey Corp is excited about a recent acquisition in the Brisbane's
Bayside area. An eco-sensitive sub-division of around a hundred
lots is the goal for this superb site, which is big on trees and
surrounding parks.
The development won't be to market until mid 2004, but it is well
worth waiting for. With values in the area climbing significantly
over the last year, this well situated part of Brisbane is now being
recognised as a lifestyle choice. Only minutes from the Bay, and
13 kilometres from the city, it's perfectly located.
Adding to its appeal is the well defined local area plan that Council
has in place, meaning that green spaces, and open living, are protected
well into the future.
We'll release more on this exciting Bayside site when more information
is at hand, but it will be our signature development for 2004, so
you can be sure it's going to be brilliant!
